Lease terms

Tenant is responsible for all utilities associated with the property, including electricity, water, sewer, gas, trash, internet, and any other applicable services. Tenant shall maintain the lawn and exterior grounds in a clean and orderly condition, including regular mowing and basic yard maintenance throughout the lease term. Tenant is responsible for any damages caused by the tenant, occupants, guests, or pets beyond normal wear and tear. Costs for repairs or replacements resulting from such damages may be deducted from the security deposit and/or billed to the tenant. Tenant shall keep the property in a clean and sanitary condition at all times and promptly report any maintenance issues or repairs needed to the landlord. No smoking is permitted inside the home. No pets are allowed on the premises unless otherwise approved in writing by the landlord. Lease term shall be a minimum of 12 months. Rent is due on the agreed upon due date each month. Late payments may be subject to late fees as outlined in the lease agreement. Unauthorized occupants or subleasing are prohibited unless approved in writing by the landlord. Tenant is encouraged to obtain renter's insurance for personal belongings and liability coverage.
