Lease terms

Lease Term: This property is offered with a 12-month lease agreement. Rent & Late Fees: Rent is due on the 1st of each month. A 5-day grace period is provided. Rent not received by the end of the grace period will incur a late fee of $10 per day until paid in full. Returned or NSF payments are subject to a $50 fee. Security Deposit: A security deposit equal to one month's rent is required prior to move-in. The deposit may be applied toward unpaid rent, damages beyond normal wear and tear, excessive cleaning, or lease violations. The deposit may not be used as last month's rent. Utilities: Tenants are responsible for electricity, water, sewer, and garbage services unless otherwise stated in the listing. Owner provides pest control and yard maintenance where applicable. Renters Insurance (Required): Tenants are required to maintain renter's insurance for the duration of the lease. Policy must include personal liability coverage. Proof of insurance is required prior to move-in. The owner's insurance does not cover tenant personal belongings. Pets: Pets are welcome with approval. A $250 annual pet fee and $20 monthly pet fee per pet apply. Unauthorized pets are not permitted. No Smoking Policy: This is a non-smoking property. Smoking inside the unit is strictly prohibited and may result in lease termination and charges for smoke remediation. Maintenance & Care: Tenants are expected to maintain the property in clean condition and promptly report maintenance concerns. Tenants are responsible for damages beyond normal wear and tear. Occupancy & Conduct: Occupancy is limited to approved residents only. Excessive noise, illegal activity, or disturbance of other residents is not permitted. Early Termination: Early lease termination terms apply and will be outlined in the formal lease agreement.
