SHOWINGS AVAILABLE BY APPOINTMENT. Section 8 considered if voucher covers the full monthly rent. NON-REFUNDABLE application fee of $65/applicant (anyone 18 and older) must be paid in order to receive an application. We DO NOT use Zillow/Trulia/Hot Pads applications. Paper applications are available at showing appointments. Applicant pays for their Background check, and credit report through TenantBackgroundCheck's digital platform (35.95/person), or may provide their national wide background check and credit history. Both reports must be dated no more than 15 days prior to the date the application is purchased. Due to the frequency of appointment "no-shows" a refundable showing deposit of $30 is required to secure an appointment, payable by ApplePay, Venmo or Cash (receipt provided). Keep your appointment and show up on time and the deposit will be refunded, or can be applied to the application fee. If approved, applicants are responsible for all utilities, pest control, lawn care and routine maintenance (such as HVAC filters, smoke detector batteries, light bulbs, etc.) Information provided is an overview. NO SMOKING ALLOWED. Requirements to rent the property include but are not limited to the following: *Verifiable income equal to 3.5 times the monthly rent *Good rental history to include 12 months of verified landlord history and no more than 2 late payments/365 days, may not owe current or previous landlord other than upcoming rent *No evictions in the last 7 years *No felonies within the last 7 years *Combined credit score of 650 or greater (600-649 may be considered with conditions), not more than 4 collections accounts (total cannot exceed $4,000, medical collections may be allowed if payments are current) *Must not have any foreclosure within the last 2 years or repossession of any kind within the last 3 years *No bankruptcy that hasn't been discharged for at least 24 months or any balance owed on any judgement, or any balance with past or present landlords. *No "bad" checks (NSF, overdraft) with in the last 12 months *Must be a U.S. Citizen and provide a government issued ID and social security card Approved applicants can expect to pay a minimum administrative fee of $250 at lease signing. Other fees are not typical except in cases where considerations are made, or in other unforeseen circumstances.
