Lease terms

This one-year lease comes with an option for an additional year, accommodating up to five tenants. However, each additional tenant incurs an extra $100 per month. The tenant is responsible for covering their own gas, electric, water, trash, and internet bills. Pets are not allowed without prior landlord approval. However, if you have a pet that is potty-trained outside, you can rent it for an additional $75 per month, with the first pet being free but no more than two pets. Additionally, there is a non-refundable professional pet allergen cleaning fee of $500. Renter will be responsible for their own utilities (water, gas, electricity, trash, and internet cable). The security deposit is $4,500 or more, depending on the tenant's creditworthiness. It must be paid at the signing of the lease and cannot be used to cover the last month's rent. Smoking is strictly prohibited. There is a non-refundable professional cleaning fee of $700, which includes the pressure washing of the garage. Mandatory renter insurance must be obtained from the tenant(s) prior to or within seven days of moving in. All adult tenants over the age of 18 must fill out separate rental applications, providing the following documents: 1) Please provide three months of bank statements from students and their parents, or from non-student renters with their co-signer if needed. 2) Please provide three months of pay stubs (or financial aid statements if student) from students and their parents, or from non-student renters with their co-signer if needed. 3) A recent, legitimate credit or background report (showing no eviction record).
