Lease terms

**Lease Terms** Rent: $2,100 per month Available Immediately. Preferred lease term is 12 months. Lease terms between 6 and 11 months may be considered with adjusted rental rates. Security deposit equal to one month's rent required. Tenant is responsible for electricity, water/sewer, internet/cable, lawn maintenance, and providing washer/dryer appliances. Weekly county trash pickup is included. Tenant must maintain renters insurance throughout the lease term with a minimum of $100,000 personal liability coverage. No smoking or vaping permitted inside the home. Pets may be considered on a case-by-case basis with landlord approval. Non-refundable pet fee of $250 per pet applies (maximum of 2 pets). Interested applicants must submit a Zillow application prior to scheduling a showing. Applications will be reviewed for income, credit, rental history, and background screening. Qualified applicants will be invited to attend a scheduled showing. **Minimum Qualifications** * Gross household monthly income of at least 3x monthly rent * Verifiable income source(s) * Positive rental history * No prior evictions or outstanding landlord collections * Preferred minimum credit score of 600 * Background screening required for all occupants age 18 and older In the event of multiple qualified applicants, tenancy will be offered to the applicant who best meets the qualification criteria.
