Pets: * Pets allowed with a $300 non-refundable fee per pet * Breed and size restrictions may apply Utilities & Maintenance: * Tenant is responsible for all utilities, including water, electricity, internet, and cable * Tenant is responsible for minor maintenance and consumables (light bulbs, air filters, batteries, etc.) * Tenant is responsible for changing HVAC air filter every 30 days * Tenant is responsible for any damage caused beyond normal wear and tear * Tenant is responsible for the first $100 of minor repairs per occurrence not caused by normal wear and tear.
