Lease terms

Summary: Monthly rent with a security deposit due at lease signing. A minimum 12-month lease is required and monthly thereafter. Monthly rent is due on the first day of each month (penalties apply if payments are late, no grace period ) Pets are allowed with landlord approval and subject to a fee per pet, per month. Tenant is responsible for all utilities including gas, electric, water, sewer, trash, and internet. Tenant is also responsible for lawn care, snow removal, and routine maintenance such as replacing HVAC filters, changing smoke detector batteries, and keeping the property clean and well maintained. Dryer lint screen must be cleaned after each use for safety. Tenant agrees to promptly report maintenance issues and is responsible for damage caused by negligence or misuse. Washer and dryer are in place and offered as a convenience only and are not guaranteed to be repaired or replaced by the landlord. Landlord is responsible for major structural repairs and systems including plumbing, electrical, heating, and air conditioning, except where damage is caused by tenant misuse or neglect. Garage use is limited to parking passenger vehicles owned by the tenant only. No commercial use or storage of unrelated items without written approval. No smoking is permitted on the property. Renter's insurance and liability is required. Background, credit, income, and rental history verification are required for all applicants.
