Lease Terms and House Rules Dear Tenant, Thank you for your interest in renting our home at Miami Ave, Alamogordo, New Mexico 88310. These additional terms and house rules are part of the lease agreement and outline our expectations to help maintain the property in excellent condition for all parties. By signing the lease, you agree to abide by these rules. 1. Property Maintenance and Cleanliness The home must be kept clean and in good condition at all times. This includes regular cleaning of floors, bathrooms, kitchen, and all living areas. Excessive clutter or neglect that could lead to damage, pest issues, or odors is not permitted. You are responsible for routine upkeep (e.g., changing air filters, keeping drains clear, and minor cleaning tasks). Any damage beyond normal wear and tear will be deducted from your security deposit. 2. Noise Policy No extreme loud noise that disturbs neighbors or the surrounding community. Please be considerate at all times, especially during evening and nighttime hours. Quiet hours are generally expected from 10:00 PM to 8:00 AM, though common courtesy applies 24/7. 3. Alterations to the Property You must notify the landlord in writing (via text or email) and obtain approval before making any changes to the color of walls, painting, or altering any fixtures, flooring, lighting, or other permanent features of the home. Unauthorized alterations will result in eviction and forfeiture of your security deposit. Any approved changes must be returned to the original condition at the end of the tenancy unless otherwise agreed in writing. 4. Viewing Fee A non-refundable viewing fee is not charged; instead, there is a $50 viewing/holding fee required to schedule and confirm a property viewing or hold the unit. This $50 fee is fully refundable within 7 business days after the viewing (or upon move-in if you proceed with the lease). It will be returned via the same payment method used unless other arrangements are made. General Expectations Respect the neighbors and maintain a peaceful living environment. Weekly trash pickup is included please follow local guidelines for proper disposal and recycling. The home is rented as-is with the listed appliances (washer/dryer, brand new refrigerator, dishwasher, garage door, etc.). Furniture is included. All other standard lease terms apply, including timely rent payments ($1,900 per month), proper utilities setup, and responsible occupancy. Failure to comply with these terms may result in warnings, fees, lease termination, or eviction as allowed by New Mexico law. We hope to find a tenant who will treat this home with the same care we have and enjoy living here as much as we did.
