Lease terms

Rental Terms 12-month fixed lease beginning September 15, 2026. No automatic renewal tenant must provide 60 days written notice prior to lease end if not renewing. Month-to-month continuation may be offered at owner's discretion following the initial term. Occupancy Limits Maximum occupancy is 6 persons (2 per bedroom). No long-term overnight guests exceeding 14 consecutive days without prior written approval from owner. Subletting Subletting, subleasing, and short-term rentals (including Airbnb, VRBO, or similar platforms) are strictly prohibited. Utilities Included Electric, water, and trash removal included in rent. Owner also covers alarm system monitoring and lawn maintenance. Tenant is responsible for internet, cable, and any other services not listed. Pet Policy Pets accepted on approval basis prior to signing lease Allowed pets: cats and dogs only Maximum 1 pet per household Dogs must be 40 lbs or under Breed restrictions apply aggressive or high-risk breeds not permitted Renters insurance covering pet-related liability required Pet deposit: $350 (refundable, per household) Monthly pet rent: $50/pet Unauthorized pets are grounds for lease termination
