Proof of income: Verifies employment and income stability, pay stubs, W-2 forms. Photo identification: Confirms identity and matches it to application information. Security deposit: $2500 Rent payment: HOA is $285 (included in rent) Xfinity internet security, water & electricity is Tenant's responsibility. Rent is due on the first of every month, $75 late fee after 3 late days . Maintenance and repairs: Owner responsible for major repairs Noise and disturbances: Please be aware that this is a gated community, people have kids that go to school and parents with 9-5 jobs. Trash and recycling: Trash compactor next to mail hut. Parking: No parking on side of road as per HOA rules. Guest may park at mail hut or guest parking for only one hour without guest pass. Any longer than an hour without a guest pass will potentially get vehicle tolled by HOA. Must report all guest to HOA email to receive guest pass. Subletting: No Common areas: Follow HOA guidelines for using common areas like laundry rooms, pools, or gyms. Property insurance: Tenants will need renter's insurance and the minimum coverage needed. Deal Breakers: Unpaid rent: Late or missed rent payments may constitute grounds for eviction. Property damage: Intentional or careless damage to the property can lead to termination of the lease and potential legal action. Illegal activity: Any illegal activity on the premises is grounds for immediate eviction. Excessive noise or disturbances: Repeated violations of noise rules may result in warnings or eviction.
