ENTAL QUALIFICATION & LEASE REQUIREMENTS Thank you for your interest in renting our home. To ensure a positive experience for both landlord and tenant, please review the following requirements and expectations before applying. RENTAL QUALIFICATIONS Applicants must have verifiable gross monthly income of at least three (3) times the monthly rent. Employment and income verification will be required. Credit and background checks may be conducted. No prior evictions, unpaid landlord collections, or serious rental-related issues. All occupants over 18 years of age must complete an application. LEASE TERMS Lease term: 12 months minimum. Rent is due on the 1st day of each month. A security deposit equal to one and one-half (1.5) months' rent is required before move-in. Tenant is responsible for utilities unless otherwise specified in the lease. Renters insurance is required throughout the lease term. PROPERTY CARE Tenant agrees to maintain the property in a clean and sanitary condition. Air filters should be changed regularly. Lawn care and landscaping responsibilities will be specified in the lease. Any maintenance issues must be reported promptly. Unauthorized alterations or modifications to the property are prohibited. PETS Pets may be permitted only with prior written approval. Additional pet deposits or fees may apply. Breed, size, and quantity restrictions may apply. OCCUPANCY Only approved occupants listed on the lease may reside in the property. Subleasing or short-term rentals (including Airbnb or similar platforms) are not permitted without written consent. SMOKING Smoking and vaping are prohibited inside the home and garage.
