Key Lease Terms: - No smoking - No pets - Tenant pays utilities - Move-in costs include first month's rent, last month's rent, and security deposit equal to one month's rent - Property is intended as a long-term residence and may not be sublet or used for short-term rental platforms including Airbnb or VRBO - Renter's insurance required throughout lease term Application Process: - Application fee per applicant paid directly to third-party screening service - Application information provided after prospective applicant(s) tour the property in person - Virtual tours may be accommodated for relocating applicants - All applicants age 18+ must submit a separate, complete application and all required documentation Required Documentation: - Government-issued photo ID - Proof of income - Authorization for tenant screening/background checks - Self-employed applicants must provide 6 months of bank statements and 2 years of signed federal tax returns Screening Criteria: - Minimum credit score of 700 - Combined gross monthly household income should be at least 3x monthly rent - Credit, rental history, employment, and income will be verified - Applications must be complete, accurate, and meet screening requirements Additional Information: - Companion/service animals require letter of verification from medical doctor - Applicant screening will be conducted through a landlord-selected screening service - Portable reusable tenant screening reports will not be accepted - All applications will be evaluated in accordance with applicable federal, Washington State, and Seattle fair housing laws
