Lease terms

1. Credit score to be 650 or above; if credit score is lower than requirement, more security deposit may be required. 2. Minimum household monthly income to be 3 times rent 3. Types of proof of income accepted: a. Most recent two months of pay stubs b. And/or most recent two months of bank statements c. More documents may be required, including but not limited to the most recent year's tax return 4. At the signing of the lease agreement, money required: a. At least one full month of rent for the first rent payment b. At least one full month of rent for the security deposit c. May require more rent or security deposit depending on the financial situation 5. No eviction or criminal history allowed 6. Landlord only accepts ESA or service animal documentation from a licensed healthcare provider with verifiable credentials and an established relationship with the tenant; online certificates or registrations alone are not accepted.
