Lease Terms Monthly Rent: $4,100.00 Security Deposit: $4,100.00 (on approved credit) Lease Term: 12-month lease required. Each occupant 18 years of age or older must submit a separate rental application. Maximum occupancy shall comply with all applicable state and local housing regulations. One small pet (dog or cat) may be considered with owner approval. Maximum weight: 25 pounds. Monthly pet rent: $40. Breed restrictions may apply. Tenant is responsible for all pet-related damage and must clean up after pets at all times. Service animals and assistance animals will be accommodated in accordance with applicable fair housing laws. Utilities Tenant is responsible for: Gas Electricity Water Sewer Trash Internet/Cable Any other utility services not specifically provided by the owner Smoking and vaping are prohibited anywhere inside the home, garage, patio, and on the property. Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage prior to move-in. Tenant agrees to: Keep the property clean and sanitary. Promptly report maintenance issues. Replace HVAC filters as needed. Maintain exterior areas in a clean condition. Comply with all HOA rules and regulations. Parking Attached two-car garage and designated parking areas only. No parking of inoperable or unregistered vehicles. Tenant agrees to comply with all Homeowners Association rules, regulations, and community standards. Any fines resulting from tenant violations shall be the tenant's responsibility. Alterations No painting, remodeling, satellite dishes, or structural alterations without prior written approval from the owner. Move-In Requirements Before receiving keys, the following must be completed: First month's rent paid in full. Security deposit paid in full. Executed lease agreement. Proof of renter's insurance.
