Lease terms

Requirements for qualification: Combined Income minimum $97k /year net income (after deductions) OR base take-home pay (after deductions) must exceed $8,085 NET BASE PAY. This does not include overtime. Commission will be discussed on a case by case basis. Pay must be documented and verifiable by statements or Tax documents. No felony convictions. No evictions, judgements or owe money to past landlord(s). No smoking. Valid US issued identification. First month's rent $2,800 (Due at move-in). Security Deposit $2,850. (Due at application approval). A higher security deposit or pre-paid rent may be required without a complete or qualified application. Pet Fee $500/each pet (non-refundable and due at move-in). Pet interview required. Renters insurance is required prior to move-in, with a minimum of $400k liability coverage for tenants negligence, and landlord must be listed as co-insured. Landlord will also have full coverage insurance on the property for other non-tenant negligence instances. 1 year lease preferred but short term leases are available at a premium. Application fee $50 per person over age of 18. Additional documents required with application: 3 months of bank statements, 3 months of pay statements, and a copy of valid US issued ID.
