LEASE TERMS, FEES & UTILITIES - Rent: $3,425/month - Refundable security deposit: $2,000 - Refundable pet deposit: $825 - Lease term: 12 months; 24-month option available with scheduled year-2 adjustment - Pets: Up to 2 with approval; $35/month pet rent per pet; must be licensed and current on vaccinations. Assistance animals are not pets and are exempt from pet rent and pet limits. - Utilities: Tenant pays all utilities (electricity, water/sewer/garbage, gas if applicable, internet) - Professional yard maintenance included at no extra charge - No smoking or vaping anywhere on the premises - Renters insurance: Proof required before move-in; $100,000 minimum liability with owner listed as interested party RENTAL REQUIREMENTS & APPLICATION POLICIES - Gross monthly household income of at least 3x rent ($10,275). For applicants with rental subsidies, the 3x standard applies to the tenant's portion of rent. - Minimum credit score: 700 (screening report required) - 6 months of verifiable income (paystubs, W-2, tax returns, benefit statements, or bank statements) - 12 months of verifiable rental history with an unrelated third-party landlord, or documented recent homeownership - No evictions within the past 5 years (exceptions required by law apply) - Criminal history reviewed individually for nature, severity, and recency; arrests without conviction are not considered - Every adult (18+) submits a separate application with valid government-issued photo ID - Complete applications processed in the order received; incomplete applications are not processed - No-shows for scheduled showings forfeit scheduling priority - Co-signers (if accepted): 5x rent in gross monthly income, 700+ credit, current on their own housing - We do not accept comprehensive reusable tenant screening reports - Providing false or materially inaccurate information will result in denial DISCLOSURES - Equal Housing Opportunity.
