Terms at 2101 N Ball Ave

Owner pays water/sewer/trash. Tenants would set up gas and electric and any internet in their names. No other fees associated with the house. Owner will cover lawn maintenance as well. Lease terms would be set on a yearly basis (i.e., 12-month term). Perfect for BU students -- large house close to campus undergoing full renovation. Clean, correct, and spacious. Tenant agrees to maintain the dwelling in substantially the same condition and comply with the requirements of applicable building and housing codes materially affecting health and safety. Tenant agrees not to deliberately or negligently destroy, deface, damage, impair, or remove any part of the premises or permit any other person to do so. Tenant agrees to use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, and other facilities and appliances, in the premises. Any stoppage of sewer lines, except where caused from defect in sewer lines system, shall be corrected at Tenant's expense (i.e., diapers, other papers, foreign objects in drainpipe). Tenant is encouraged to obtain Renter's Insurance to cover any personal property. Landlord's master policy may or may not cover personal property in case of loss. Tenant agrees to keep the premises clean and free of waste that might hinder enjoyment of the premises and cause damage or premature wear and tear. Tenant has to maintain proper access and egress to the property, including keeping snow and ice from concrete sidewalks/driveway during winter months. Tenant MUST inspect the Carbon Monoxide and Smoke Detectors regularly and replace with fresh batteries when necessary. Tenant expressly relieves the owner from and assumes all risk of liability for damage or injury of any kind whatsoever to person or property sustained by the Tenant, his family, or any occupant or visitor of said rented premises, due to any cause whatsoever during his tenancy - Except named Tenant(s), no other people are allowed to live in the house. - No loud music or other activity that may disturb the neighbors. - Regarding a space-heater or other device to supplement the normal heating system, the only approved devices are electric-powered. Furthermore, any unit used MUST have the following TWO options: automatic shut-off if knocked over and automatic shut-off in case of extended period of use. These are common options, and they are there for your safety! Kerosene or other gas units are dangerous and therefore NOT ALLOWED. Tenant will be held liable if at fault for causing fire! - Landlord or manager may after reasonable prior notice come any day for inspection, repair work, or general maintenance.
