Leasing Options & Move-In Unfurnished: $3,500/month + $7,000 security deposit Fully Furnished: $4,500/month + $9,000 security deposit Move-In Funds: The full security deposit is due at the time of lease signing. The first month's rent is due prior to move-in. Deposit Note: As a qualifying small landlord under CA Civil Code 1950.5, we collect two months' rent. Active duty military members are capped at a 1-month security deposit per state law. The deposit may be negotiated at the landlord's discretion for exceptionally qualified applicants. Screening Requirements Income: Combined household income must be approximately 3.5x the monthly rent. For applicants with housing subsidies or vouchers, the income requirement is calculated based only on the tenant's portion of the rent. Credit & Financials: Credit score of 680 or higher preferred. Applicants with lower scores may still be considered with exceptional income, savings, positive rental history, and overall strong financial stability. All applications evaluated holistically. Rental History: Minimum 3 years (if applicable) of positive, verifiable rental or homeownership history required. Tenants must demonstrate the ability to meet all lease obligations. If a tenant prefers the home unfurnished, the move-in date will be adjusted to allow time for furniture removal. Partial rental/ lease options may be available under negotiated terms. Application Process: All occupants 18+ submit a separate complete application. Applications are processed in the order received, and the first qualified applicant will be offered the lease. Disclosures: We comply with all applicable Fair Housing laws. Full detailed written screening criteria will be provided during the property showing prior to submitting your application and paying any screening fee on Zillow. Lease Summary Key Points for Renters Lease Term: 1-year initial term. Rent Payments: Due on the 1st of each month. A late fee of $50 applies after the 3rd. Utilities: Tenant pays all utilities. Insurance: Renter's insurance (HO-4) required with minimum $100,000 liability coverage, naming the landlord as an additional interested party. Pets: No pets permitted (service and emotional support animals allowed per law with proper documentation). Smoking & Conduct: No smoking or vaping of any substance on the property. No drugs or disturbances. Property Use: Residential use only no subleasing or short-term rentals allowed. Maintenance: Tenants responsible for regular upkeep (yard, HVAC filters, HRV filters, dryer vents). Report all issues promptly. Safety & Features: Exercise care with slippery floors, stairs, glass doors, and bidet. Parking: Garage and driveway only (maximum 2 vehicles). No RVs, boats, or inoperable vehicles. Entry: Landlord may enter with 24-hour notice (emergencies excepted).
