Requirements To Lease: A. Required amount of total verified Tenant gross incomes must be at least 2x the advertised rent. B. Current and previous Tenant rental histories must not include: An Eviction (UD) filing, failure to pay rent, late fees, or maintenance charges, 2+ paid late payments within a 12 months period, a balance still due to owner after tenancy, significant disturbances or complaints that required a verbal or written warning, poor care and/ or significant damage to property, waste of owner paid utilities, others living in unit that are not authorized, violation of no pet policies. C. Each credit history must not include: Eviction (UD) filing, an undischarged bankruptcy, more than 2 delinquent accounts, any delinquent utility account normally required for the safe operation of any unit. D. For each adult Tenant, a minimum Credit Score of 650 is required. E. Maximum number of residents allowed: (2 Per Legal Bedroom) F. No Pets of any kind and no smoking Allowed. G.
