Lease terms

The premises are leased fully furnished with the items listed in the attached inventory checklist. The tenant acknowledges that all furniture and appliances are in good, clean, and working order at the start of the lease. The tenant agrees to maintain the items with reasonable care and return them at the end of the lease in the same condition as when received, except normal wear and tear. The tenant shall be responsible for the cost of repair or replacement of any damaged, lost, or missing items. The tenant shall not assign this lease, or sublet the premises, or any part thereof, or grant any license to use the premises or any part thereof without the prior written consent of the landlord. Preferred lease term is one year, but a six-month lease will be considered for qualified applicants. Utilities and WIFI are included with the monthly rent. Rent is due on the 1st of every month, with a 3-day grace period before a daily fee of $25.00 is applied. Returned Payment (NSF) Fee: $50.00 charged if a rent check bounces or an electronic payment fails due to insufficient funds. Maintenance / Deductible Charges: Fees charged if a repair is required due to tenant negligence or misuse, or an agreed-upon tenant deductible for minor maintenance (e.g., changing HVAC filters or resetting disposals).Lease Violation Fees: up to $250. For penalties including, but not limited to: breaking house rules, such as unauthorized pets, smoking, or noise violations. Application / Screening Fee: Charged to cover background, credit, and rental history checks (typically $30 $55 per adult).Security Deposit: A refundable deposit of $4000.00 held to cover potential damages beyond normal wear and tear or unpaid rent. Early Termination / Lease-Break Fee: $4000.00, incurred if you end the lease contract before the agreed-upon lease term expires (exceptions with military orders). Cleaning / Move-Out Deductions: Non-refundable cleaning charges or deductions from the security deposit if the home is not returned in the condition specified in the agreement.
