Stated rent: $1450.00 Utilities surcharge: $ 199.78* Total rent: $1649.78 Deposit: $2000 Move-in cost is deposit plus first month's rent (totaling $3649.78), plus pet deposit and pet rent if applicable. We count the application fee as a credit toward move-in cost for an accepted application. We accept rent via check through first class mail and Venmo. Tenant pays their own apartment's electricity bill and their choice of telecom service. *Utilities surcharge is calculated annually from the average actual utilities charges from the prior 12 months. The utilities surcharge calculation includes water, sewer, natural gas (for the boiler heat), garbage and recycling, common electric and seasonal heat. Surcharge calculation detail is on the back of this page. The utilities surcharge updates no more than annually on a schedule similar to rent, with similar advance notice (at least 90 days). Application process: We require a complete, signed application with supporting documentation and application fee of $43 for each resident adult. We use the following background checks in our application process: * Credit check (minimum DecisionPoint score of 80, approximately a 650 credit score) * Nationwide criminal background check * Public record check * Income and employment verification * Rental history verification * Personal references For a couple or group applying together, we require anyone whose income is required to meet the minimum (2.5X total rent) to have a credit score of 650 or better. We have a process for accepting a co-signer with more stringent income and credit score requirements. We process applications in the order they are received, and no application (or set of applications for a couple or group) before it is complete.
