No pets. No smoking, vaping, or smokeless tobacco of any kind allowed inside or within 20' of all working doors windows. Smoking is permissible on the patio or in the yard 20' away from working doors and windows only, cigarette butts must be disposed of in sand buckets or outside in green city wheelie bins. Your security deposit may be withheld partially or in full if any evidence of Pets, smoking, vaping, or smokeless tobacco use are discovered in the apartment during or after your stay and may result in early termination of your lease. All utilities are already subscribed for and paid by homeowner/landlord. Internet Service + Water, sewer, and garbage pickup are included in rent. Unregistered overnight guests staying in excess of 5 nights must be disclosed to the owner. No parties, special events, ticketed events, commercial photography or usage are allowed without advance and explicit consent from the landlord. Absolutely no rough-housing, playfighting is allowed anywhere on the premises. Tenant agrees that Landlord shall not be liable for any injury, loss, or damage to Tenant, Tenant's family, guests, invitees, or property, occurring on or about the leased premises, unless caused by the Landlord's willful misconduct or gross negligence. Tenant assumes all risk of injury or damage arising from the use or condition of the premises. No sub-leasing allowed. Lease term is month by month a/k/a tenancy-at-will (no greater than 30 days) until terminated by either party with proper notice given 30 days in advance. Overall stays must be short-term month to month or mid-term and cannot exceed 11 consecutive months due homeowners insurance.
