Due to its proximity to the strip, only 31+ day leases are offered. Owner pays water, trash, basic internet, and up to $50 in gas, $150 in electricity per month! The Studio Condo is fully furnished designed for comfort, convenience, and a relaxing Vegas stay. Has a very comfortable king-size bed Spacious private balcony featuring partial views of the Las Vegas Strip, including the High Roller at LINQ and the Bellagio, with natural tree coverage adding privacy and greenery. Fully equipped kitchen with basic cookware and commonly used condiments Elegant travertine and laminate flooring throughout In-unit washer, dryer and 2 TVs. House Rules & Important Notes To help maintain a clean, peaceful, and enjoyable environment for all tenants, please observe the following: No parties or events No smoking or vaping of any kind inside the condo The number of guests may not exceed the reservation booking count No commercial or business-related use of the property Please dispose of food waste in trash bins (garbage disposal is for small remnants only) Please treat towels, linens, furnishings, and condo amenities with care and respect No illegal drugs or unlawful activity No pets allowed Quiet hours are from 10:00 PM to 8:00 AM Tenant access The entire studio suite, plus full access to resort-style amenities designed for relaxation and recreation. A parking permit is required and must be clearly displayed at all times while on the property. To obtain a parking permit, guests must provide: Vehicle registration Proof of insurance Rental agreement (if applicable) Other things to note, this property is subject to HOA requirements, including the following: After signing the lease agreement we will need a copy of the ID's of all the tenants coming to the property, to put them in the access list. All tenants must complete a leasing/registration package prior to check-in. Guests must register with the HOA to receive gate access and amenity fobs. HOA office hours are Monday Friday during standard business hours. These requirements are mandatory for access and move-in approval. One more area to clarify is how certain property services and amenities are managed during your stay. Pool and amenity access is controlled by the HOA and may close temporarily without notice for maintenance or safety reasons. Monthly pest control service is provided, though occasional insects may still appear due to the desert climate. Minor signs of normal wear may be present throughout the property. Guests shall be responsible for any damage, missing items, excessive cleaning, HOA fines, smoking remediation, unauthorized occupants, or violations caused by guests during the stay.
