Lease terms

12-month lease preferred. Monthly rent: $1,450. Security deposit required (amount to be provided upon application). Renters insurance is required before move-in. Water is included in the monthly rent. Tenant is responsible for electricity, gas (if applicable), internet/cable, and any other utilities not specifically included. No smoking or vaping is permitted anywhere inside the unit or within the building's common areas. Pets may be considered with owner approval (if applicable). Tenants must comply with all HOA rules and regulations, including policies regarding noise, parking, common areas, move-in/move-out procedures, and any other building requirements. Failure to follow HOA rules may be considered a lease violation. The unit is intended for residential use only. Subletting or short-term rentals (including Airbnb or similar services) are not permitted. A completed rental application, income verification, background check, and satisfactory references are required for all applicants. Keep the unit clean and in good condition. Promptly report any maintenance issues or repairs needed to the landlord. Replace light bulbs, smoke detector batteries (if applicable), and HVAC filters if provided during the tenancy. Help prevent damage by using appliances and fixtures properly. Dispose of trash and recycling according to HOA and city guidelines. Be responsible for any damage caused by the tenant, occupants, or guests beyond normal wear and tear.
