Lease terms

* Owner is responsible for water utilities however tenant is responsible for the electricity bill. * Monthly rent is due on the first day of each month. Late payments may incur a late fee. * A security deposit equal to one month's rent and the first month's rent are due at signing prior to move-in. * All tenants must sign the lease agreement before occupancy. * Lease term is approximately 12 months unless otherwise agreed upon. * No smoking is permitted inside the apartment or on the premises. * Cats and small pets are allowed. No dogs permitted. * The apartment includes 2 bedrooms, 2 bathrooms, a kitchen, living room, and attic space. * Quiet hours after 9:00 PM are appreciated out of respect for neighbors. * Long-term guests are not permitted without prior approval from the owner. * In-unit washer and dryer are available for tenant use. * Subletting is prohibited. * Tenants should promptly report any maintenance issues. Owner will handle necessary repairs and maintenance, including issues such as leaks or plumbing problems. * Driveway parking is available for tenants/shared driveway use. * Please note that stairs lead up to the apartment, so tenants must be able to comfortably walk up stairs. * Any significant wall damage, painting, or mounting of TVs/shelves without approval may result in deductions from the security deposit. * Tenant is responsible for reasonable use and care of heating and air conditioning systems.
