    Applications for all 18+ residents will be required -Must have good rental history and a credit history of +700 -$60/applicant (non refundable) fee for a background check and income verification will be paid directly to the screening agency will be paid by Tenant -Minimum 12 month lease, first and last month's rent, and a $3,200 security deposit ($9,600 total). Income of 2.5x monthly rent is required. -No smoking or drug use of any type is allowed, NO PETS is firm -Two parking spots will be available in front of the home in the driveway. - Tenants must have renter insurance and cover damages due to negligence by the tenant. Proof of renter insurance must be provided upon move in date -Tenant will be responsible for all of the utilities for the house (rental price is reflective of the utility usage from the MIL unit). Landlord will manage all of the utility payments, including water and sewer, garbage, electricity, and high speed internet and the Tenant will be responsible for reimbursement.
