Terms at 2092 N Clarkson St

Lease Terms: One-year lease. Thereafter converts to month-to-month unless either party provides 60 days' written notice. Rent is due on the 1st. A $50 late fee will be assessed if rent is not received by 11:59 PM on the 7th day of the month. Security Deposit: Security deposit of $2000 is due prior to move-in. Deposit will be returned within 60 days of move-out, less any lawful deductions, along with an itemized statement of any deductions. Utilities: Landlord pays water, sewer, trash, and recycling. Tenant is responsible for all other utilities. Utility usage must be reasonable. Excessive usage may be billed to Tenant upon notice and documentation. Occupancy Limits: Except as prohibited by applicable law, occupancy is limited to tenants listed in the lease and their minor children. Any additional occupants for more than 14 consecutive days or 30 days in a calendar year must be approved in writing. All tenants are jointly and severally liable for all lease obligations. Subletting Exclusions: Tenant will not sublease or assign all or any portion of the Property without Landlord's prior written consent, which will not be unreasonably withheld. Pet Policy: We welcome your furry friends! Here are the details: Number and types of pets allowed: Up to two dogs allowed. Combined weight not to exceed 80 lbs, or one dog up to 60 lbs. Dogs must be at least 1 year old and house-trained. 1. Each Pet is properly licensed and vaccinated as required by applicable law, and Tenant agrees to keep all licensure and vaccinations current. 2. Provide proof of licensing and vaccination upon Landlord's request. 3. The pet is housebroken, has no vicious tendencies or history of threatening or causing harm to persons. 4. Pets must be kept on a leash (or otherwise under the direct physical control of Tenant or another person) at all times when, if applicable, in the Common Areas or other portions of the Building or grounds. 5. Tenant will clean up after each Pet and properly dispose of all waste. 6. Tenant will maintain the Property free of odor and stain from any Pet. Tenant will use prompt and diligent efforts to prevent and eliminate any infestation of pests (e.g. fleas) associated with any Pet. 7. Tenant will not groom or wash any Pet in a Common Area. 8. Tenant is responsible for controlling and minimizing noise caused by any Pet. Unreasonable levels of noise which interfere with the quiet enjoyment of any other tenants is prohibited. 9. Tenant is responsible for and will be charged for any damage to the Property or Building caused by any Pet. Damage includes, but are not limited to, damage to floors, carpets, drapes, screens, landscaping, and fencing, including any odors due to the presence of a Pet 10. Tenant will indemnify and hold Landlord harmless from all liability, claims, demands, damages, and costs for injuries to persons or property in connection with Tenant's Pet(s). 11. If Landlord receives a complaint or otherwise has reasonable belief that the conduct or condition of a pet constitutes a nuisance under state or local law or otherwise poses a threat to the safety or health of others, Landlord may inspect the Property and if Landlord determines that the Pet constitutes a nuisance or threat to others, Landlord may revoke the permission granted under this Addendum and order Tenant to remove the subject Pet from the property. Tenant will comply with such order and permanently remove the subject Pet from the Property within 48 hours. 12. Landlord may (but is not obligated to) enter the Residence and remove (or, if applicable, permit any local authority to remove) any Pet from the resident's apartment and take such other action as permitted by law, including placing the Pet in a shelter at Tenant's expense if: (a) the Pet becomes vicious, displays symptoms of severe illness, or demonstrates other behavior that indicates a threat to the health or safety of others, or (b) Tenant dies, becomes incapacitated, or otherwise unable to care for the Pet and (c) Landlord or Managing Agent believe in good faith the Pet is being abused or neglected or Lease Agreement. 13. Tenant must provide an emergency contact for pet care. 14. This policy does not apply to approved assistance animals as required by law. Renter's Insurance Tenant must maintain renter's insurance with minimum $100,000 liability coverage and provide proof prior to move-in and must be maintained throughout the lease term. Maintenance Responsibiities Tenant is responsible for routine maintenance including HVAC filter replacement, light bulbs, and routine back yard maintenance and snow removal, including sidewalks and walkways. Smoking Policy Smoking is prohibited inside the property and anywhere on the premises. Alterations Tenant may not make alterations including painting, mounting fixtures, or structural changes, without prior written approval. Entry/Access Landlord may enter with at least 24 hours' reasonable notice for inspection, repairs, or showings, except in emergencies. Move-out Requirements Tenant must return property in substantially the same condition, normal wear and tear excepted. Professional cleaning may be required including appliances and floors. Receipts may be requested. Abandonment If the property is abandoned, Landlord may take possession as permitted by law.
