Landlord responsible for major well system failures unless tenant-caused. 4. Fireplace Use Existing fireplace is permitted for use. Tenant assumes all risk, must use approved firewood only, open damper before lighting, dispose of ashes properly, and burn no trash or treated wood. Tenant liable for misuse damages. 5. Pets Maximum two (2) pets with prior written approval. Pet deposit and/or rent may apply. Tenant responsible for all pet damages, odors, fleas, and yard damage. Unauthorized pets constitute lease violation. 6. Smoking No smoking or vaping inside home or garage. Outdoor smoking must be at least ___ feet from structure. Violation constitutes material breach. 7. Yard & Exterior Maintenance Tenant responsible for mowing, trimming, leaf removal, weed control, and general exterior cleanliness. 8. Cleanliness & General Care Tenant shall maintain property in clean sanitary condition. Tenant responsible for light bulbs, smoke detector batteries, and HVAC filters every 3 months. Maintenance & Repairs: Tenant must promptly report maintenance issues. Tenant responsible for damage caused by negligence or misuse. No repairs or alterations without written consent. HVAC / Freeze Protection: Tenant must maintain heat above 55 F during cold weather and prevent frozen pipes. Tenant liable for freeze damage caused by negligence. Vehicles: Only operational registered vehicles allowed. No RVs, boats, trailers, or commercial vehicles without approval. Alterations: No painting, shelving, TV mounts, or modifications without consent. Approved changes become landlord property. Trash: Tenant responsible for trash service and disposal. No debris accumulation. Occupancy: Only approved occupants allowed. Guests over 21 consecutive days require approval. Pest Control: Tenant responsible unless infestation existed prior or is structural. Right of Entry: Landlord may enter with reasonable notice for repairs, inspections, showings, or emergencies. Routine inspections every 6 months permitted. Renters Insurance: Tenant must maintain renters insurance with minimum $100,000 liability. Proof required before move-in. Move-Out: Tenant must professionally clean interior, remove belongings, restore yard, and return all keys. Security deposit deductions permitted for damages beyond normal wear. Mold Prevention: Tenant must ventilate bathrooms/kitchen and report moisture immediately. No Subleasing / Short-Term Rentals: No subleasing or Airbnb permitted. Water Usage (Well Property): Excessive water usage that strains well system prohibited.
