About the building

Spacious 1BR loft in Old City with storage and roof deck! This open-plan, high-ceiling, 1100sq ft loft has been our home for the past 7 years: we quickly fell in love with the unit and the neighborhood, and we think you will too. Exposed timber beams, soft western light, & central but quiet location. Available for long-term lease starting July 1 (may be able to accommodate earlier move-in if desired). Perfect for a working professional or couple, the spacious floorplan and high ceilings provide a welcome contrast to many of the city's narrow rowhomes. Climate control via all-electric central heat/AC, with ceiling fans as well. Tenant pays electric; water/sewer/trash included in rent. Those who enjoy cooking/baking/entertaining will appreciate the generous kitchen with ample counter space and cabinetry, plus high-quality dishwasher & disposal. We've hosted formal seated dinners for 16 (there's room to store & set up a 2nd dining table), and potluck-style gatherings for 25 people. Working from home? There are several good options for a nice setup while keeping the bedroom out of view. Your Zoom calls may start opening with, "Wow that's a cool place!" Have too much stuff for most Philly apartments? Not only is there a massive (room-sized) storage closet in the unit (including full-size washer & dryer); there's also a dedicated and secure storage unit in the communal basement, which also includes bike racks. Situated on the top (5th) floor of the building (there's an elevator), this unit is as private as city living gets: no one is above, and only 6 feet of one wall is shared with another unit. Just down the hall and up a flight of stairs is the communal roof deck: rarely used, despite the gorgeous view of landmarks like the Christ Church steeple and the Ben Franklin Bridge. It's the best seat in town any time there are fireworks from Penn's Landing (esp. New Year's Eve). Speaking of the neighborhood, in case you aren't already familiar with Philly: Old City is amazing. Sure, it's full of cute little shops, cafes, restaurants, bars, museums, & art galleries. And yes, it's neat to live right in what might just be the most historic neighborhood in the whole country. But honestly, what matters most for day-to-day life is how convenient it is: it's the most transit-connected place in the city, with grocery, pharmacy, retail, healthcare, gyms, barbers/stylists, florists, dry cleaners, and all manner of other goods & services within a block or two. (Notable exception: Thai food! What gives!?) Proximity to the Delaware waterfront makes it great for runners/bikers too. This is a great spot for car-free life, but if you have a car, we can toss in 2 months of free parking at the Old City Parkominium. Pets are negotiable; let's discuss. (Reptiles welcome!) Finally, as you can tell from this listing, we're not a corporate rental company: we're an architect and a professor who have 9 years of previous experience as landlords. We live about a block away and this is our only rental property, so we're easy to reach if a need arises.
