Residential Lease Agreement Terms Summary This document outlines the core lease terms and conditions agreed upon between the Owner/Landlord and the Tenant. These terms serve as the framework for the formal lease agreement. 1. Lease Term and Duration Lease Type: Fixed-term residential lease. Duration: Twelve (12) months. Renewal Notice: Either party must provide at least sixty (60) days' written notice prior to the lease expiration date regarding their intent to renew or vacate the premises. 2. Utilities and Services Utility / Service Responsible Party Details / Conditions Water & Sewer Owner / Landlord Paid fully by the owner. Tenant must report any leaks immediately. Electricity: Tenant must establish accounts in their name prior to move-in. Internet & Cable Tenant Optional service at the tenant's sole expense. Trash & Recycling Tenant Tenant is responsible for any municipal or private collection fees. 3. Pet Policy Permitted Pets: The tenant is authorized to keep a maximum of one (1) cat and/or one (1) dog on the premises. Restrictions: Pets must be house-trained, non-aggressive, and fully compliant with local licensing and vaccination laws. Liability: The tenant assumes full financial and legal responsibility for any property damage or bodily injury caused by their pet(s). 4. Smoking Policy Prohibition: This is a strictly 100% smoke-free property. Scope: Smoking of any kind is entirely prohibited anywhere inside the residential dwelling or stairwell. Definition: "Smoking" includes, but is not limited to, the use of traditional tobacco cigarettes, cigars, pipes, e-cigarettes, vaporizers, and marijuana. 5. Lawn Care and Yard Maintenance Tenant Responsibility: The tenant is solely responsible for maintaining all lawn and yard areas in a clean, neat, and sanitary condition. Routine Upkeep: This includes regular grass mowing, trimming, weeding of flower beds, and raking of fallen leaves as required by seasonal changes. Compliance: The yard must be maintained to prevent violations of any municipal ordinances.
