Lease terms

12-month lease. Rent is due on the 1st of each month. A refundable security deposit of $2,900 is due before move-in. Owner pays for City of Meridian water, sewer, trash, recycling, and routine yard care/landscaping. Tenant is responsible for electricity, natural gas, internet/cable, and any optional services they choose. Owner pays HOA dues; Tenant must comply with all HOA rules. Tenant must maintain renter's insurance throughout the lease with at least $300,000 personal-liability coverage and provide proof before move-in. No smoking, vaping, marijuana use, or illegal drugs are permitted inside the home, garage, or anywhere on the property. No subleasing, short-term rentals, Airbnb-type use, or assignment of the lease. Only approved lease occupants may reside in the home. No pets or animals are permitted. Assistance animals will be considered and accommodated as required by applicable law. Tenant must promptly report leaks, maintenance concerns, pests, or damage. Tenant is responsible for damage caused by Tenant, occupants, guests, or assistance animals beyond normal wear and tear. Tenant must keep patios, walkways, driveway, and exterior areas free of trash, waste, personal belongings, and damage. Tenant may not paint, alter, install fixtures, change locks, or make improvements without prior written Owner approval. A signed move-in condition report and dated photos will be part of the lease.
