Lease terms

Non-smoking property. 1 year starting rental agreement. First month's rent due at signing (may be prorated for partial first month). Security deposit (amount equivalent of one month rent) due at signing. Small, large dogs and cats allowed ($500 addl. non-refundable deposit). Renter responsible for water, electric. Trash included in rent. Renter responsible for providing washer, dryer, refrigerator. House unfurnished with few negotiable exceptions. Landscaping well-maintained, continued maintenance done by renter or landlord for additional fee. Criteria for selection are as follows: (1) *no* criminal history; (2) previous rental history *good relationships with past landlords and upkeep of previously rented properties* (3) current income; *at least three (3) times the monthly rental amount* (please provide most recent 2-3 pay stubs) (4) *good or better* credit history and *no previous late payments*; or (5) *any* failure to provide accurate or complete information on the application form *will result in denial* (6) *previous and current employment history provided* Signing this acknowledgment indicates that you have had the opportunity to review the landlord's tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
