Lease terms

Availability: Available starting July 24th. Lease Term: Minimum 12-month lease. Terms are renegotiable at the end of the initial term. Application Process: Interested applicants must complete an application, undergo a background check, and have a minimum credit score of 720. Income Qualification: The primary applicant must demonstrate a verifiable gross monthly income of at least 3.5x the monthly rent ($11,812.50/month). If a co-applicant is a legal spouse, their incomes may be combined to meet this requirement. Unrelated co-applicants will not have their incomes combined to meet the 3.5x threshold; the primary applicant must qualify independently. Move-In Financials: One month's rent as a holding deposit to secure the lease, which converts to security deposit upon move-in. First month's rent and last month's rent on move-in day to receive keys. Only cashier's check or money order accepted for deposit and move-in prepaid rentals. TENANT RESPONSIBILITIES: Tenant is responsible for all utilities (including gas, water/sewer, electricity, trash, recycle, internet) and routine property maintenance, including but not limited to: Compliance with all Homeowners Association (HOA) covenants and restrictions Lawn care (front yard and back yard) Monthly HVAC filter changes for two HVAC units Proper use and regular cleaning of provided kitchen appliances (e.g., clearing disposal jams, replacing water filters, cleaning hood vents) Pest control PARTIAL LIST OF PROPERTY POLICIES: No pets allowed. No smoking, vaping, or drugs permitted anywhere on the property indoors or outdoors. In compliance with Cobb County single-family zoning ordinances, this property accommodates one family unit or a maximum of two unrelated adults. Street parking is prohibited per HOA rules. No subleasing or short-term rentals allowed.
