Lease terms

Rent: $1,300 per month, due on the 1st of each month. Security Deposit: One month's rent ($1,300), due before move-in. Lease Term: Preferred 12-month lease. Shorter lease terms may be considered on a case-by-case basis. Move-In Date: Available immediately. Rent will be prorated if moving in mid-month. Utilities: Utilities are shared and split evenly between upstairs unit and tenant (typically around $80 per person per month). This includes electricity, gas, water, trash, and the option to share internet for an aditional fee. Parking: One reserved off-street parking space is included. guest parking avalible Laundry: Private in-unit washer and dryer for tenant use. Smoking: No smoking or vaping of any kind inside the apartment or on the property. This includes tobacco and marijuana. Pets: Preference is for no pets due to the resident dog upstairs. One well-behaved dog may be considered after a meet-and-greet. Additional pet deposit may apply. No cats. Occupancy: Designed for one occupant. Two occupants may be considered with adjusted utility arrangements. Quiet Enjoyment: This is a peaceful home. Quiet hours are expected from 10:00 PM to 7:00 AM. This space is best suited for someone who appreciates a calm, respectful living environment. Guests: Occasional overnight guests are welcome. Extended stays (more than 7 consecutive nights or 14 nights in a month) require prior approval. Background Screening: Employment verification, income verification (approximately 3x monthly rent), rental references, and a background/credit check will be required. Renter's Insurance: Proof of renter's insurance is required before move-in. Yard & Patio: Tenant has exclusive use of the back patio and is welcome to personalize the space, including container gardening or planting in designated garden beds with prior approval. Must keep up matience of weeds. Maintenance: Tenant agrees to keep the apartment clean and promptly report any maintenance concerns.
