Lease terms

Lease at a glance: 12-month lease with option to renew. Move-in available 1st June 2026. Security deposit is one month's rent, fully refundable under Colorado law (with a pre-move-out walkthrough offered before you leave). Utilities and what's included: Tenant covers all utilities: electric, gas, water/sewer, trash, and internet. HOA dues (where applicable), property taxes, and major-systems repairs (HVAC, plumbing, roof, structural) are handled by the owner. Appliances stay with the home. Rent and fees: Rent is due on the 1st of each month. Colorado's standard 7-day grace period applies, and any late fee is capped at the legal maximum ($50 or 5% of rent, whichever is greater). Application fees cover only actual screening costs, no junk fees or hidden charges. Renter's insurance with $100K liability is required before move-in. Parking: Attached two-car garage plus driveway parking, included at no extra cost. Street parking available per City of Longmont rules. No commercial vehicles, RVs, or inoperable vehicles on the property. Smoking and pets: Strictly no smoking or vaping anywhere on the property, including inside the home, garage, or within 25 feet of doors and windows. This applies to tobacco, cannabis, and all other substances. Indoor cannabis cultivation is not allowed. Pets considered case-by-case with a signed pet addendum and pet deposit; service animals and assistance animals always welcome at no extra charge. Tenant maintenance responsibilities: Tenant handles day-to-day upkeep: HVAC filter changes every 90 days, light bulbs, smoke and CO detector batteries, and keeping the home clean and pest-free. Front yard and backyard must be kept neat and well-maintained as per HOA guidelines, including regular mowing, edging, weed control, trimming, and keeping the yard free of debris. Snow must be cleared from sidewalks and driveway within 24 hours of accumulation. Owner takes care of major repairs, appliance breakdowns, and anything covered by Colorado's warranty of habitability. Report any issues promptly and we'll respond fast. Other policies: Short-term subletting (Airbnb, Vrbo) is not permitted. No alterations, painting, or lock changes without written approval.
