Front yard and backyard must be kept neat and well-maintained as per HOA guidelines, including regular mowing, edging, weed control, trimming, and keeping the yard free of debris. Snow must be cleared from sidewalks and driveway within 24 hours of accumulation. Owner takes care of major repairs, appliance breakdowns, and anything covered by Colorado's warranty of habitability. Report any issues promptly and we'll respond fast. Other policies: Short-term subletting (Airbnb, Vrbo) is not permitted. No alterations, painting, or lock changes without written approval.
