Lease terms

Lease Duration: The lease will be for a pre-determined period of time. Rent: The monthly rent is due on the first day of each calendar month. Must be paid via Zillow. Security Deposit: A security deposit of $2000 is required upon signing the lease. This will be returned at the end of the lease, less any deductions for unpaid rent, damages beyond normal wear and tear, or any other amount owed to the landlord. Late Fee: Rent due on the 1st. Late fee of $100 if not received by the 5th. Utilities: Tenant responsible for electricity and water. Owner shall continue to provide internet and trash service. Any utility overages will be invoiced monthly and due with the following month's rent. Maintenance and Repairs: Tenant agrees to maintain the Property in a clean, sanitary, and safe condition and promptly notify Landlord of any maintenance issues, damage, leaks, or conditions that may require repair. Tenant shall be responsible for damage caused by Tenant, occupants, guests, or pets beyond normal wear and tear. Pets: Dogs and cats may be permitted on a case-by-case basis with prior Landlord approval. Tenant shall be responsible for any pet-related damage to the Property. Landlord may require a refundable pet deposit and proof of current vaccinations. Occupancy: Only approved occupants listed on the lease may reside at the Property for more than fourteen (14) consecutive days without prior written approval from Landlord. Smoking: Smoking or vaping of any kind is prohibited inside the Property. Quiet Enjoyment: The tenant agrees not to disturb the peace and quiet of the neighbors. Quiet hours begin post 10pm every night. Insurance: The tenant is responsible for having sufficient rental insurance to cover all personal property located on the property. $100,000 minimum in liability coverage. Notice of Non-Renewal: Either party must provide at least sixty (60) days written notice prior to the end of the lease term if they do not intend to renew. Default: If the tenant fails to comply with any of the material provisions of this lease, or of any present rules and regulations, the landlord may terminate this lease upon providing proper notice to the tenant.
