Lease terms

Lease term: 6 12 months, with the option to renew after 12 months if both parties agree the tenancy has been a good fit. Room is available furnished or unfurnished at the same monthly rent. Security Deposit: A security deposit is required and will be held and administered in accordance with N.J.S.A. 46:8-19 et seq. No smoking or vaping inside the home. Small pets may be considered on a case-by-case basis with a one-time, nonrefundable $50 pet fee. Tenant agrees to maintain a clean, respectful, and peaceful living environment. Overnight Guests: Occasional overnight guests are permitted. Guests may stay for no more than 15 consecutive days unless prior written approval is obtained from the landlord. Quiet Enjoyment: Tenant shall not disturb neighbors or other occupants and must comply with all applicable local ordinances and reasonable quiet hours. Criminal Activity: Any criminal activity by the tenant, occupants, or guests constitutes a material breach of the lease and may result in termination in accordance with applicable law. Move-Out: Tenant must return all keys, remove all personal belongings, and leave the room and any shared areas in substantially the same condition as received, excluding ordinary wear and tear. Notice to Vacate: A minimum of 60 days' written notice is required before the end of the initial lease term. If the tenant remains in possession after the expiration of the initial lease without signing a new fixed-term lease, the tenancy will convert to a month-to-month tenancy. During the month-to-month tenancy, either party may terminate the tenancy by providing at least 30 days' written notice, subject to applicable state and local law.
