Lease Agreement Summary * Lease Term: 12-month lease agreement * Furnished Unit: Property is fully furnished. Tenant agrees to maintain the home, furniture, and appliances in clean and good condition throughout the lease term. * Smoking Policy: No smoking permitted inside the property at any time. * Parking: Parking is permitted in the driveway only. No street parking or parking on grass/lawn areas. * Pet Policy: No pets allowed unless approved in writing by landlord prior to move-in. Approved pets may require an additional pet deposit and tenant is responsible for any pet-related damages, odors, or excessive cleaning costs. * Utilities: Tenant is responsible for all utilities unless otherwise agreed in writing, including electricity, water, internet/cable, and trash services. Utilities must remain active and in tenant's name during occupancy. * Maintenance & Cleanliness: Tenant agrees to keep the property clean, dispose of trash properly, and report any maintenance issues promptly. * Occupancy: Only approved occupants listed on the lease may reside at the property. * Quiet Enjoyment: Tenant agrees to respect neighbors and avoid excessive noise, disturbances, or illegal activity on the premises.
