Lease terms

Tenant is responsible for all utilities except trash service and exterior maintenance. Proof of renter's insurance is required prior to move-in. Policy must cover tenant's personal property and liability. Pets considered with owner approval. No aggressive breeds. An insurance rider may be required for approved pets. Pet rent is $50 per month, per pet. No smoking permitted inside the home or garage. Minimum credit score of 625 required for all applicants. No prior evictions or felony convictions. Household income must be at least 2 times the monthly rent. Minimum lease term is 12 months; longer lease terms preferred. Tenant is responsible for the $250 HOA transfer/application fee, which provides vehicle registration for gate access, resident entry privileges, and amenity center access credentials. Tenant is responsible for quarterly pest control service during the lease term. Tenant shall replace HVAC air filters and water filters as needed and maintain them throughout the tenancy.
