You'll have access to world-class mountain biking and hiking from your door. Topanga State Park is very close by. You will be 12 minutes from the beach. 12 minutes from the San Fernando Valley with tons of amenities and shopping. Concrete flooring in the downstairs area. The concrete patio has plants, two swanky Adirondack chairs, a sofa, a dining table, and space for BBQ, with dimmable string lighting under a modified shipping container-covered patio. Far enough from Topanga Canyon Boulevard to avoid street noise, motorcycles, and sirens. Nature area, so you'll have WiFi (which works very well), but limited to no cellular coverage. WiFi calling capabilities are important. Verizon has best cell reception here. 10 minutes to Calabasas and Woodland Hills. 12 minutes to Topanga State Beach. 35 minutes from Venice. 45 minutes from Culver City.
