Rent for the house is $1200.00 per month due on the first of each month plus $1200.00 deposit, plus $50 a month rent for the dryer and new washer, if desired. Deposit and rent are to be paid to the landlords bank rental property account. The house will be available to move into by April 1, 2026. Those who are interested need to qualify before they can see the house. It is a waste of your time, my time and the property managers time to see the house if you do not qualify. Renters need to have a monthly household income of $3800 to $4400 or more to make living there comfortably. . The house will be available to be seen by appointment with the property manager. PLEASE READ! The lease is a twelve month lease. The lease can be altered when both parties; renters and landlord, agree and consent. HUD is not accepted. NO subletting to anyone. Vandalism or theft of anything about the property will NOT be tolerated and will be prosecuted. Vandalism or theft will be immediate eviction. There is a monthly $50 extra charge for the use of the dryer and new washer. No smoking is allowed in the house. If a renter smokes outside, they should keep butts picked up out of the yard and driveway. NO drugs or illegal conduct allowed. Parking can be anywhere in the back yard in the area of the driveway. The yard is large and will be mowed with an agreement with the tenant. No pets allowed. Renter needs to keep house and yard the same condition as when they move in. Renter is responsible for any issues or damages caused by the renters or visitors. Visitors are limited to a one week stay with permission from landlord or property manager. Renter MUST pay all utilities; water,sewer, electric, gas, trash pickup, negotiable yard mowing and if desired, Wi-Fi, tv hookup, etc. Renter chooses whether to obtain renters insurance. Renter is responsible for anything that gets broken by their fault. Renter is expected to notify the landlord or property manager of any damage prior to any repair. Each matter will be addressed accordingly to how it needs repaired. Landlord or property manager will care for any standard repair not being anyones fault. Renter cannot alter any part of the house or property in any way. House is to be maintained in the same condition when the renters move out as it was when they move in. Any violation of the lease or vandalism of the house and yard or property in any way will be immediate eviction. There are NO exceptions to the lease so please do not bother to apply unless you fully qualify. Thank you.
