Lease terms

LEASE TERM A one-year residential lease is required. At the end of the initial lease term, the lease may be renewed by mutual agreement. All lease terms are subject to Louisiana landlord-tenant laws. OCCUPANCY This home is designed to comfortably accommodate a small household. Occupancy is limited to no more than four (4) residents. Any long-term occupant not listed on the lease must receive prior written approval from the property owner. SUBLETTING Subleasing, assigning the lease, or allowing another person to occupy the property without the owner's prior written consent is strictly prohibited. UTILITIES Tenant is responsible for establishing and paying all utility services associated with the property, including electricity, natural gas, water, sewer, trash collection, internet, cable, and any other desired services. PET POLICY We understand that pets are an important part of many families. One small household pet may be considered with prior written approval. If approved: Maximum of one (1) small pet. A completed Pet Application and signed Pet Agreement are required before move-in. A $500 refundable pet deposit is required. Tenant is responsible for all pet-related damage, cleaning, odor remediation, flea treatment (if applicable), and any damage caused by the pet. Pets must remain current on all required vaccinations and local licensing requirements. Unauthorized pets are considered a violation of the lease agreement. Assistance Animals: Requests for reasonable accommodation for service animals or emotional support animals will be reviewed in accordance with applicable fair housing laws and are not subject to the standard pet policy. RENTER'S INSURANCE Tenant is required to maintain renter's insurance throughout the lease term. If an approved dog resides at the property, the renter's insurance policy must include personal liability coverage for dog bites and other pet-related injuries, and proof of coverage must be provided prior to move-in and upon renewal.
