Lease terms

People of any race, color, national origin, religion, sex, familial status, or disability are welcome to rent. All individuals that meet the following requirements are welcome: Income-The applicants provable income shall be at least 3 times that of their rental amount. Provable income is shown through pay stubs, tax returns, or award letters. Cash income that can not be verified will not be counted as income. Criminal Background-No felonies/convictions relating to drug or violent related charges regardless of age of arrest. Sex offender registry-We do not rent to any person on the Sex Offender Registry. Credit Check-The prospective tenant shall not have any significant write-offs, delinquencies, etc. The tenant's credit score shall be no less than 575 and shall have no more than 2 collection charges on their record (school and hospital bills excluded). Eviction record-The applicant shall have NO evictions. NO EXCEPTIONS. Rental Record-The past 2 landlords shall be contacted as reference. Deposit and First Month's Rent-The FULL deposit amount and the first month's rent shall be payable prior to taking possession of an apartment. Utilities-Tenant responsible for all utilities. Maintenance-Tenant responsible to keep lawn mowed as needed and replace air filters. Pet Policy-There is a one-time $500 non-refundable pet deposit and $50 monthly pet rent per pet. Parking available for up to 4 cars (3 car's easily). Absolutely no smoking. Background checks required, tenant will be required to pay necessary fee. Lease is for 1 year. Please complete an application through Zillow, once received a walkthrough can be coordinated.
