General Lease Terms Lease Duration: 12-month lease (flexible for the right tenant) Month-to-month available after the initial lease term Rent & Deposit: Rent due on the 1st of each month Security deposit equal to one month's rent Late fee of $50 if rent is not received within 3 days of the due date Utilities: Utilities (water, electricity, internet, gas) are shared equally among all tenants Utility bills are split monthly and due within 5 days of being sent House Rules: No smoking inside the property No parties or large gatherings without prior approval Quiet hours: 11:00 PM 8:00 AM (flexible depending on housemates) Guests allowed but should be communicated ahead of time Pets: Small pets may be considered with an additional deposit Shared Spaces: Common areas (kitchen, living room, laundry) must be kept clean and tidy Each tenant is responsible for cleaning up after themselves Move-Out Policy: 45-day written notice required for move-out Deposit return dependent on unit condition and fulfillment of lease terms Entry & Privacy: Landlord will provide 24-hour notice before entering the tenant's private room, unless in case of emergency
