Lease terms

Available for a minimum 1-year lease. Renter is responsible for all utilities, including electricity, gas, water, internet/cable, and any tenant-selected services. This is a non-smoking home. Smoking and vaping are not permitted inside the home, garage, or enclosed/partially enclosed areas. Small dogs may be considered with prior landlord approval, a signed pet addendum, and compliance with HOA rules. Tenant is responsible for any pet-related damage, cleaning, odor remediation, waste removal, noise, or HOA violations. Assistance animals are handled in accordance with applicable fair housing laws. All adult occupants 18+ must apply, be listed on the lease, and sign the lease. No subleasing, room rentals, Airbnb/VRBO, short-term rental use, or lease assignment permitted. The landlord shall conduct a maintenance, safety, habitability, and lease-compliance inspection approximately once every six (6) months during the tenancy. The property is located in an HOA community, and tenants must follow all HOA rules, including parking, trash, noise, exterior appearance, pet/animal, and community rules. Renter's insurance is required throughout the lease term.
