It's ideal for tenants who prefer a quieter setting slightly removed from heavy city traffic while still having access to nearby amenities and services. The neighborhood is known for being safe, clean, and respectful, with a calm residential atmosphere. This home is best suited for tenants looking for a stable, comfortable, and low-disruption living environment. Quiet hours are observed from 10 PM 5 AM to maintain a peaceful home for all residents and neighbors. This is not a party-oriented property, and all tenants are expected to respect the home, shared spaces, and surrounding community. The preferred lease term is 12 months, with some flexibility depending on circumstances. Couples are welcome; however, the home is not configured for children. The property is owner-managed. The homeowner does not reside in the home full-time but may occasionally stay during school breaks or visit for maintenance and property-related needs. The owner's private room remains secured and off-limits at all times. For safety and accountability, security cameras are installed in exterior entry points and shared common areas only. There are no cameras in tenant bedrooms or bathrooms. Rent is due on the 1st of each month with a 5-day grace period. Late payments and lease violations are handled according to the lease agreement and applicable Arizona law. Accepted payment methods include Cash, Zelle, or Venmo. Utilities are shared based on occupancy. If a single tenant occupies the home, they are responsible for full utilities during standard school months (February June and August December) and half during school break periods. If two tenants are present, utilities are split evenly during standard months and proportionally reduced during break periods. This home includes access to a full kitchen with dishwasher and garbage disposal, in-home laundry (washer and dryer), a shared living room, backyard access with outdoor seating, and reliable high-speed internet. Pest control and security monitoring are included.
