Terms at 205 Lakeshore Dr #406

1. Rental Term Rentals are offered on a month-to-month basis, with a minimum stay of one month. Seasonal rates will be disclosed and agreed upon in writing prior to the start of the rental term. Check-in and check-out dates will be specified in the rental agreement. 2. Included Utilities and Amenities The monthly rental rate includes the following utilities: water, gas, and electricity. Amenities provided at no additional cost include: High-speed internet access. Access to Hotel Canandaigua's fitness center, pool, and other designated common areas, subject to hotel policies and availability. 3. Non-Smoking and Non-Vaping Policy The condo unit is strictly non-smoking and non-vaping, including all indoor and outdoor areas (e.g., balconies, patios). A $500 cleaning fee will be charged for violations, in addition to any costs for damages or odor remediation. Evidence of smoking or vaping, including but not limited to odors, residue, or paraphernalia, will be considered a violation. 4. Mandatory Housekeeping A pre-scheduled, mandatory housekeeping and cleaning visit will occur once per week during the rental term. Guests must provide access to the unit for these visits, scheduled at mutually agreed times. Additional housekeeping services may be requested at an extra cost, subject to availability. 5. Security Deposit A refundable security deposit (amount to be specified in the rental agreement) is required at the time of booking. The deposit will be refunded within 14 days of check-out, less any deductions for damages, unpaid fees, or violations of lease terms. Guests are responsible for the cost of repairs or replacements for any damage beyond normal wear and tear. 6. Payment Terms Monthly rent is due in advance on the first day of each month. Accepted payment methods include AMEX, Visa, Mastercard, Discover, Check, Certified Checks or Money Order. 7. Occupancy and Use The condo is for transient residential use only and may not be used for commercial purposes or events without prior written consent. Maximum occupancy is five (5) persons. Unauthorized guests may result in additional fees or termination of the lease. Subletting or assigning the lease is expressly prohibited. 8. Cancellation and Termination Cancellations made (seven) 7 days prior to the check-in date will receive a full refund, less a $250 administrative fee. Early termination requires seven (7) day written notice. Guests remain responsible for rent until the end of the notice period or until the unit is re-rented. The property management reserves the right to terminate the lease for violations of these terms, with written notice. 9. Guest Responsibilities Guests must comply with all Hotel Canandaigua rules, including those for common areas and amenities. Quiet hours are observed from 10:00 PM to 7:00 AM to ensure a peaceful environment. Guests are responsible for reporting maintenance issues promptly to the property management. 10. Liability and Insurance Guests are encouraged to obtain renters' insurance to cover personal belongings and liability. Hotel Canandaigua and the property management are not liable for loss, damage, or injury to guests' property or persons, except as required by law.
