Lease Agreement Details 1. Lease Term and Duration Duration: The initial term of this lease shall be for a period of one (1) year, beginning on [Start Date] and ending on [End Date]. Renewal: Upon expiration of the initial term, any renewal or extension must be agreed upon in writing by both the Landlord and Tenant. 2. Utilities and Property Maintenance Utilities: The Tenant shall be solely responsible for the setup, maintenance, and timely payment of all utilities and services associated with the property. This includes, but is not limited to, water, sewer, electricity, trash removal, and internet/cable. Landscaping & Yard Care: The Tenant is responsible for maintaining the exterior aesthetics and health of the property's grounds. This includes regular lawn mowing, weeding, watering, raking leaves, and keeping the walkways clear of debris. General Maintenance: The Tenant agrees to keep the interior of the premises clean, sanitary, and in good repair. Any damage caused by Tenant neglect or misuse must be repaired at the Tenant's expense. 3. Property Use and Occupancy Restrictions Subleasing & Room Rentals: The Tenant shall not sublease, assign, or transfer any portion of the premises. Additionally, the Tenant is strictly prohibited from renting out individual rooms, listing the property on short-term rental platforms (such as Airbnb or VRBO), or allowing unauthorized long-term guests. The property is to be occupied solely by the tenants listed on this agreement. 4. Smoking, Parking, and Pet Policies Smoking Policy: This is a 100% smoke-free property. Smoking or vaping of any substance (including tobacco and cannabis) is strictly prohibited anywhere inside the home, garage, or within the immediate exterior boundaries of the property. Parking Policy: Parking is permitted only in designated areas, including the driveway. Vehicles must be fully operational, currently registered, and may not be parked on lawns or unpaved surfaces. Pet Policy: Allowance: A maximum of one (1) small dog is permitted on the premises. Weight Restriction: The approved dog must weigh under 40 lbs. General Rules: No other pets (including cats, birds, or exotic animals) are allowed without prior written consent from the Landlord. The Tenant is responsible for immediately cleaning up all pet waste and ensuring the pet does not cause damage or nuisances to the property or neighbors.
