**Lease Terms and Conditions** 1. **Pets Pets are allowed with prior approval. A non-refundable pet deposit of $300 is required per pet. Maximum of 2 pets allowed. Pets must not exceed 60lbs in weight. Tenant is responsible for any damage caused by pets, including odor or staining that requires professional cleaning or replacement of flooring/materials. 2. **Utilities and Services - **Landlord Pays Internet and security system monitoring. Water, gas, and electric utilities. 3. **Smoking Policy Smoking is **strictly prohibited** inside the property or within 2 feet of any doors or windows. Evidence of smoking indoors may result in lease termination and forfeiture of security deposit. 4. **Yard Maintenance Tenant is responsible for regular yard upkeep, including any painting, ground treatment, weeding, and trash removal necessary to maintain a neat appearance. Failure to do so may result in a fee or professional landscaping charge at tenant's expense. 5. **Repairs and Maintenance - Tenant is responsible for all minor repairs under $150. - All maintenance requests must be reported in a timely manner. - Repairs due to tenant negligence or misuse will be charged in full to the tenant. 6. **Move-In Costs First month's rent and security deposit are due at lease signing and must be paid in full before move-in. 7. **Lease Duration A minimum 12-month lease is preferred. Shorter leases may be considered on a case-by-case basis and may be subject to higher rent or additional terms. 8. **Early Termination - Tenant must provide at least **60 days' written notice** if they intend to break the lease early. - Tenant is responsible for **rent payments until a new tenant is found** and lease is executed. - Tenant may also be responsible for **re-leasing costs** such as cleaning, advertising, and screening expenses. 9. **Entry and Inspection Landlord may enter the property with at least **24 hours' notice** for inspections, repairs, or emergencies, in accordance with NM state law. 10. **Alterations No alterations (e.g., painting, hanging TVs, installing fixtures) may be made without **written permission**. Unauthorized changes may result in charges for restoring the property to its original condition. 11. **Occupancy and Subletting - Only those listed on the lease may reside at the property. - No subleasing or short-term rentals (e.g., Airbnb) are permitted without **written approval**. 12. **Insurance Tenant is **strongly encouraged** to carry renter's insurance to cover personal belongings and liability. 13. **Mold & Moisture Tenant must promptly report any signs of leaks, mold, or water damage to avoid further issues. Tenant is responsible for maintaining reasonable cleanliness and air circulation in the home.
