Lease terms

Minimum 12-month lease. Tenant shall maintain renter's insurance throughout the lease term with personal liability coverage acceptable to the landlord. Proof of insurance shall be provided prior to occupancy and upon request during the tenancy. No smoking or vaping of any kind is permitted anywhere on the property, including all indoor and outdoor areas. One small dog (up to 40 lbs.) may be considered with landlord approval. Pet rent of $20/month applies. Tenant is responsible for all pet-related damage and waste removal. Tenant is responsible for all utilities. Landlord will provide routine landscaping service. Washer and dryer are provided as a convenience only. Landlord will not repair or replace these appliances if they fail during the tenancy. Tenant may repair, replace, or use their own appliances at their discretion, subject to restoring the original appliances (if retained) at move-out. No subleasing or short-term rentals (including Airbnb, VRBO, etc.) without written landlord approval. Prompt maintenance reporting: Tenant agrees to promptly notify the landlord of plumbing leaks, water intrusion, mold, HVAC issues, or other maintenance concerns to prevent property damage. Tenant agrees to: Replace HVAC filters every 6 months. Replace smoke detector batteries when needed. Parking: Vehicles may be parked in garage, driveway, and street. RVs, boats, and trailers are not permitted. Alterations: No painting, mounting televisions, installing satellite dishes, security cameras, or making alterations without written permission. Move-in condition: Property will be professionally cleaned prior to move-in and is expected to be returned in similar condition, normal wear and tear excepted. Garage / Bonus Room: Is not intended as a bedroom. It is not a separate dwelling unit. It cannot be subleased.
